Hardscaping , continued from page 28 minimal maintenance . From a stylistic standpoint , there are a host of options available – from modular formats to slabs and cobblestones that suit any aesthetic . Textured pavers can add more depth and dimension to the space and are becoming increasingly popular throughout the country . Textures that mimic dried earth or other natural elements bring an organic touch to any outdoor space .
Permeable pavers are designed to address drainage concerns , behaving like natural land . They absorb water , rather than directing it to storm drains , lessening the burden on drainage systems and preventing standing water from pooling on the paver surface . Permeable pavers are a great option for clients who live in areas with heavy rain or snowfall , such as the Pacific Northwest .
Porcelain pavers are both a stylish and functional option for homeowners in colder climates . They are frost- and skidresistant , making them the perfect selection in areas where temperatures drop below freezing . Porcelain pavers are a great complement to modern design styles but are also available in wood finishes for a more traditional look and feel .
Seasonal maintenance : A little goes a long way
Ideally , polymeric sand will be installed within the joints . This sand will bind with the pavers and remain somewhat flexible . It acts like a mortar , and is great for preventing dirt from entering the joints . If you don ’ t have polymeric sand , you can apply a joint stabilizing sealer to the entire project . This will seal the pavers and sand to help minimize maintenance . Traditional sand works well too , but should be touched up each year by simply sweeping sand over the surface and wetting it down .
Other routine maintenance tasks should be handled between seasons to
keep pavers looking their best . Warmer months are an ideal time to clean pavers with a pressure washer . If clients opt to do the job themselves , advise them on how to properly utilize a pressure washer . If the pressure is too high , it can expose the aggregate and remove the existing finish . It ’ s best to set the washer at a low setting and use a wide tip to prevent damage . They should also patch-test any cleaning solutions and thoroughly rinse the area once cleaning is complete .
For clients with set-in stains on their hardscapes , you can recommend a specialized cleaner formulated to treat the stain . Unique cleaning solutions exist for organic stains , grease stains , rust , paint and rubber that work to clean hardscapes and masonry while ensuring color and tone remain intact .
The most important winter maintenance task for clients to remember is sealing pavers every three to five years ( depending on the sealer type ). Water and ice can degrade the surface of hardscapes over time – especially in cold climates with severe cold and salt – and sealant helps prevent this damage . It ’ s crucial to only apply sealant every three to five years ; too many applications will leave a film on the surface and may cause discoloration . Routine sweeping to remove debris is also important .
A final tip for clients in cooler areas : Select the right de-icing agent . Standard rock salt is not recommended for hardscape surfaces because it can accelerate surface wear and damage . Calcium chloride is a safer alternative for pavers .
